"Don't count on it. Unless you have a written Agency Agreement, the Law of Agency, as defined by federal and state courts,specifies the contractual relationships that are formed when property is bought and sold. Agents listing property enter into assigned contract with the sellers to represent them in the sale of their property. This same contract permits the listing agent to use"sub-agents" to help secure a sale. Unless you have a written Agency Agreement with a real estate agent promising to represent YOUR best interest, the agent showing you homes should be considered a sub-agent working with the listing agent to obtain the highest possible price for the seller."


What is a buyers agent? A buyer agent is a licensed real estate agent who searches out, locates and negotiating the purchase of property by a prospective buyer in the purchase of real estate. More and more consumers are enlisting the services of buyer’s advocates to help them find and purchase their dream home or investment property. Buyers Agents have a legal responsibility to the buyer only. Unless your real estate agent is representing you as a buyer agent, that agent is working for the seller.

We can give you an honest view of the real estate market and provide you with all material facts and figures that could influence your buying decisions.

We will calculate the fair market value of the home for you, and assist you in developing an offering price by using comparable sales data and other property facts. We can give you an un bias presentation for you our buyer. We work on your behalf and negotiate with the seller getting the lowest price at the best terms possible for you.

Our brokerage fee is paid by the seller as a cost of sale, the same way that traditional agents are paid.
